The village and the bay

The village is set back from the sea on a hillside, with a square, churches and lanes built long before cars. A road drops through the olives to the bay, where there is a beach, a few tavernas and boats, and beyond it the coast breaks into small coves reachable only by water. Paleokastritsa's harbour is minutes away; Doukades and Lakones are neighbours across the hills.

Liapades is where buyers on the west coast look for a stone house: the village has many, some restored and some not, and their courtyards and terraces look over the valley or towards the sea. Villas with pools stand on the slopes between the village and the bay, and there are plots in the groves. German-speaking buyers are drawn to this coast in particular, and renovation is a large part of the market. Portal averages in 2026 put the Palaiokastritsa municipal unit, in which Liapades sits, at around €1,680 per square metre; the sample is small and weighted towards plots and unrenovated stock, so it is best treated as a floor, with agency guidance for the west coast at €2,500–4,000 per square metre. As indicative bands, a renovated stone house here is €0.3–0.7 million, a new villa with pool €0.7–1.8 million and a plot with permit €120,000–400,000.
